Pam Cunconan is Greenwich's 2023 REALTOR® of the Year

January 12, 2024 (Greenwich, CT) – The Greenwich Association of REALTORS® (GAR) Announced that Pam Cunconan of Coldwell Banker Realty is GAR’s REALTOR® of the Year for 2023.


The REALTOR® of the Year Award is among the highest honors presented to a member and is based upon leadership and contributions made to the Greenwich Association of REALTORS®, Connecticut Association of REALTORS®, National Association of REALTORS®, and the Greenwich community.


Pam has been a REALTOR® since 1997, and is actively involved as the chair of the Greenwich Association of REALTORS® 100 Year Celebration Task Force, which has implemented multi-faceted efforts to celebrate the organization's 100th Anniversary. Pam has been a driving force in transforming the record keeping process for archival items for the Association and MLS into the future, and throughout the process has uncovered some pivotal historical moments for the organizations. She has also lead the task force to plan various activities, events, and press releases to engage members and the community in the centennial festivities.


Cunconan previously served on the GAR & GMLS Board of Directors from 2017-2019, and throughout her tenure as a member, she has volunteered her time on the Professional Standards Committee beginning in 1998, 2000, 2001, the Education Committee in 1998, 2000, 2001, the MLS Committee in 2007, 2009, and the Grievance Committee from 2009-2022. As a member of GAR for over 26 years, Pam's involvement has also included active participation in association events and activities, coupled with selfless dedication to teaching ethics to new agents. 


In addition to her professional endeavors, Pam is deeply committed to making a positive impact in the community. Her involvement in charitable outreach programs, such as Meals on Wheels, ABILIS and senior community endeavors, reflects a genuine concern for the well-being of others. Another program she has proudly volunteered for is called "Puppies Behind Bars". This program allows prisoners to train puppies to be service dogs during the week. Pam's job as a volunteer was to take the dogs out of the prison for socialization, including activities like train rides, visiting parks and social skills that they otherwise would not get exposure to those environments. Once trained, the dogs will be given to Vets or persons with special needs. Pam has also worked with Ukrainians learning to speak English.

Pam was presented with the award by Sally Parris, member of the Awards Committee. “As a mentor, this individual has left a permanent and positive mark on countless individuals. The guidance and wisdom have played a pivotal role in shaping the careers of many, embodying the qualities of a true leader by cultivating an environment of growth, professionalism, and camaraderie among peers," stated Sally Parris. 


The award was announced to members at the GAR Annual Meeting on Friday, January 12th, which was hosted at the Greenwich Country Club.


The Greenwich Association of REALTORS® is the professional board of choice for the real estate industry in Greenwich. Established in 1924, the association provides professional development and services for REALTORS® and represents the concerns and interests of private property and home ownership rights. The association has over 800 members and is headquartered in Greenwich, CT.

April 6, 2026 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the 2026 First Quarter statistics for home sales in The Town of Greenwich, CT. Single-Family Home Sales There were 87 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area. The number of single-family residential closings increased 17.6%, compared to Q1 2025 when there were 74 closings. The median sale price for a single-family home decreased 0.6% to $3,831,000, from the median sales price in Q1 2025, which was $3,853,000. The average days on the market (DOM) for residential homes was 81 days; which was a decrease from 105 days in Q1 2025. Condominium and Co-op Sales There were 44 condo/co-op residential closings reported during this time period; which was a 41.9% increase from Q1 2025 when there were 31 closings. The median sale price for a condo/co-op increased 9.7% to $1,240,000 from the median sales price in Q1 2025, which was $1,130,000. The average days on the market (DOM) for condo/co-op residential homes was 68; which was an increase from 67 days in Q1 2025.

April 6, 2026 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales for the month of March 2026 according to figures provided by the Greenwich Multiple Listing Service, Inc. The Greenwich MLS and greenwich.realestate is the most accurate and comprehensive resource of active inventory and property listing data across all five zip codes of the Town of Greenwich. Single-Family Home Sales There were 29 single-family residential closings reported across all areas of Greenwich during the month of March 2026. This figure increased 52.63%, compared to March 2025 when there were 19 closings. The Median Sale Price for a single-family home decreased 33.76% to $2,785,000 from the median sales price in March 2025, which was $4,204,500. The average Days On Market (DOM) for residential homes was 85 days; which was a 42.95% decrease from 149 days in March 2025. There were 64 new single-family listings brought to the market in March 2026, which is a 17.95% decrease in New Listings when compared to March 2025 when there were 78. At month-end, Active single-family inventory totaled 89 units, which is a 36.9% decrease from March 2025 when there were 141 units available. Condominium and Co-op Sales There were 16 condo/co-op residential closings reported across all areas of Greenwich during the month of March 2026. This figure increased 45.45%, compared to March 2025 when there were 11 closings. The Median Sale Price for a condo/co-op decreased 17.50% to $1,237,500 from the median sales price in March 2025, which was $1,500,000. The average Days On Market (DOM) for condo/co-op residential homes was 29, which was a 53.97% decrease from 63 days in March 2025. There were 14 new condo/co-op units brought to the market in March 2026, which is a decrease of 12.50%, compared to March 2025 when there were 16. At month-end, Active condo/co-op inventory totaled 25 units, which is a 13.8% decrease from March 2025 when there were 29 units available. This strong demand is reflected in the drop in Days On Market for both markets, indicating a fast-paced environment for properties that are selling. However, we also observed decreases in median sales prices and a continuation of tight inventory levels as fewer new listings came to market," stated Brian Amen, GAR 2026 President. Pending closings as of Wednesday, April 15th for Single Family homes were 71 and 12 for Condo/Co-Op sales.

March 5, 2026 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales for the month of February 2026 according to figures provided by the Greenwich Multiple Listing Service, Inc. The Greenwich MLS and greenwich.realestate is the most accurate and comprehensive resource of active inventory and property listing data across all five zip codes of the Town of Greenwich. Single-Family Home Sales There were 21 single-family residential closings reported across all areas of Greenwich during the month of February 2026. This figure decreased 16%, compared to February 2025 when there were 25 closings. The Median Sale Price for a single-family home decreased 32.37% to $2,570,500 from the median sales price in February 2025, which was $3,800,000. The average Days On Market (DOM) for residential homes was 57 days; which was a 25.97% decrease from 77 days in February 2025. There were 44 new single-family listings brought to the market in February 2026, which is a 15.38% decrease in New Listings when compared to February 2025 when there were 52. At month-end, Active single-family inventory totaled 79 units, which is a 34.7% decrease from February 2025 when there were 121 units available. Condominium and Co-op Sales There were 13 condo/co-op residential closings reported across all areas of Greenwich during the month of February 2026. This figure remained the same from January 2025. The Median Sale Price for a condo/co-op increased 37.71% to $1,205,000 from the median sales price in February 2025, which was $875,000. The average Days On Market (DOM) for condo/co-op residential homes was 83, which was a 10.67% increase from 75 days in February 2025. There were 13 new condo/co-op units brought to the market in February 2026, which is a decrease of 40.91%, compared to February 2025 when there were 22. At month-end, Active condo/co-op inventory totaled 21 units, which is a 40% decrease from February 2025 when there were 35 units available. While single-family sales volume and median price saw year-over-year decreases, properties that did transact moved quickly, with Days On Market dropping significantly. Conversely, the condominium and co-op segment saw a notable 37.71% surge in median sale price, indicating strong demand for entry-level and attached housing. Across the board, inventory remains the key story, with active units for both single-family homes and condos/co-ops seeing steep double-digit declines, sustaining a tight market environment as we head into the spring”, stated Brian Amen, GAR 2026 President.

In Memory of GAR Past President Carolyn Anderson August 20, 1941 - February 24, 2026 The Board of Directors of the Greenwich Association of REALTORS® (GAR) and Greenwich Multiple Listing Service (GMLS) honors the memory of GAR Past President, Carolyn Anderson. Carolyn joined GAR & GMLS in February 1987, and remained active through 2026, with over 30 years of membership and service in the Greenwich, Connecticut, and National Association of REALTORS®. In 1987, Carolyn and her late husband Jerry co-founded Anderson Associates Ltd., a successful real estate agency in Greenwich. Carolyn was a published author who shared her extensive knowledge of the town through multiple editions of the Anderson Guide to Enjoying Greenwich . Carolyn became very involved in leading the GAR & GMLS organizations, served as President in 2007, and sat on the GAR Board of Directors for many years. She also served on numerous committees during her time with GAR, helping to shape and strengthen the organization. Carolyn was inducted into the GAR Hall of Fame in 2011, which recognizes the highest ethical standards, integrity and professionalism, and going above and beyond to volunteer in the community for the benefit of the public. Carolyn will be remembered for her professionalism and dedication. Outside of her professional life, Carolyn and Jerry embarked on a lifetime of adventures. She and Jerry both earned their pilot licenses and flew a Beechcraft Bonanza together. She enjoyed backcountry camping and was an avid skier. She and Jerry learned the fundamentals of viticulture and started a commercial vineyard on her beloved family farm in Clinton County, Indiana. In earlier years, Carolyn was active as a den leader for Cub Scouts and a pack leader for Girl Scouts, while also serving on the boards of the Greenwich chapter of the American Red Cross and the American Field Service. "She was a gift who left behind a great legacy and will be missed," stated Brian Amen, 2026 GAR President. Carolyn’s legacy will live on through the countless lives she touched in the Greenwich community, and she will be deeply missed by many.

Single-Family Home Sales There were 37 single-family residential closings reported across all areas of Greenwich during the month of January 2026. This figure increased 23.33%, compared to January 2025 when there were 30 closings. The Median Sale Price for a single-family home increased 12.10% to $4,487,500 from the median sales price in January 2025, which was $4,003,000. The average Days On Market (DOM) for residential homes was 91 days; which was a 9% decrease from 100 days in January 2025. There were 38 new single-family listings brought to the market in January 2026, which is a 15.15% increase in New Listings when compared to January 2025 when there were 33. At month-end, Active single-family inventory totaled 74 units, which is a 38.3% decrease from January 2025 when there were 120 units available. Condominium and Co-op Sales There were 15 condo/co-op residential closings reported across all areas of Greenwich during the month of January 2026. This figure increased 114.29%, compared to January 2025 when there were 7 closings. The Median Sale Price for a condo/co-op increased 53.49% to $1,320,000 from the median sales price in January 2025, which was $860,000.
