February 6, 2023 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of January 2023.
There were 30 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.
The number of single-family residential closings decreased compared to January 2022 when there were 50 closings. The median sale price for a single-family home increased to $2,567,500 from the median sales price in January 2022, which was $2,500,000.
The average days on the market (DOM) for residential homes was 98 days; which was the same from 98 days in January 2022.
There were 12 condo/co-op residential closings reported during this time period; which was a decrease from January 2022 when there were 13 closings.
The median sale price for a condo/co-op increased to $853,000 from the median sales price in January 2022, which was $725,000.
The average days on the market (DOM) for condo/co-op residential homes was 90; which was an increase from 79 days in January 2022.
"January 2023 had thirty closings with a median sales price of $2,567,500. Greenwich was the sector in town with the most closings, ending January with twenty-three sales and a median sales price of $3,250,000; an increase of nine percent, from the median sales price in January 2022, which was $2,975,000. Condo/Co-Op sales had twelve closings in January 2023 with a median sales price of $853,000; an increase of seventeen percent, from the median sales price in January 2022, which was $725,000. The Dollar Volume for Single Family homes, January 2022 is $91,495,150.
