February 7, 2022 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of January 2022.
There were 50 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.
The number of single-family residential closings decreased compared to January 2021 when there were 66 closings. The median sale price for a single-family home increased to $2,500,000 from the median sales price in January 2021, which was $2,050,000.
The average days on the market (DOM) for residential homes was 98 days; which was a decrease from 169 days in January 2021.
There were 13 condo/co-op residential closings reported during this time period; which is a decrease from January 2021 when there were 28 closings.
The median sale price for a condo/co-op increased to $725,000 from the median sales price in January 2021, which was $697,500.
The average days on the market (DOM) for condo/co-op residential homes was 79; which was a decrease from 148 days in January 2021.
Pending sales as of Wednesday, February 16th for Single Family homes were 63 and 14 for Condo/Co-Op sales.
"January 2022 had fifty closings with a median sales price of $2,500,000; a twenty-one percent increase from the median sale price in January 2021 of $2,050,000. Greenwich was the sector in town with the most closings, ending January with thirty-three sales and a median sales price of $2,975,000; a twenty percent increase from the median sales prices in January 2021, which was $2,475,000. Condo/Co-Op sales had thirteen closings in January 2022 with a median sales price of $725,000; a three percent increase from the median sales price in January 2021, which was $697,500. The Dollar Volume for Single Family homes, January 2022 is $150,426,625. There were fifteen Single Family Price Reductions for January 2022 with a median price change of $145,000.
