January 7, 2022 (Greenwich, CT) -The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of December 2021.
There were 77 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area. The number of single-family residential closings decreased compared to December 2020 when there were 91 closings. The median sale price for a single-family home increased to $2,085,000 from the median sales price in December 2020, which was $2,000,000. The average days on the market (DOM) for residential homes was 120 days; which was a decrease from 140 days in December 2020.
There were 18 condo/co-op residential closings reported during this time period; which is a decrease from December 2020 when there were 31 closings. The median sale price for a condo/co-op decreased to $745,000 from the median sales price in December 2020, which was $885,000. The average days on the market (DOM) for condo/co-op residential homes was 131; which was a decrease from 186 days in December 2020.
Pending sales as of Wednesday, January 19th for Single Family homes were 58 and 8 for Condo/Co-Op sales.
"Greenwich was the sector in town with the most closings, ending December with fifty Single Family home sales and a median sales price of $2,222,500. The Dollar Volume for Single Family homes in all areas of Greenwich as of December 2021 was $256,004,600, which lead to a total dollar volume for the year of $3,018,401,840. This was a 31% increase from the total dollar volume produced in 2020, which came in at $2,302,232,502. Single Family unit sales totaled 1006 for the entire town in 2021, a 16% increase over 2020 where there were 861 sales,” stated Bryan Tunney, 2022 President of the Greenwich Association of REALTORS®.
