September 7, 2021 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of August 2021.
There were 96 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.
The number of single-family residential closings decreased compared to August 2020 when there were 108 closings. The median sale price for a single-family home decreased to $2,202,500 from the median sales price in August 2020, which was $2,222,500.
The average days on the market (DOM) for residential homes was 84 days; which was a decrease from 181 days in August 2020.
There were 15 condo/co-op residential closings reported during this time period; which was a decrease from August 2020 when there were 26 closings.
The median sale price for a condo/co-op decreased to $720,000 from the median sales price in August 2020, which was $738,750.
The average days on the market (DOM) for condo/co-op residential homes was 63; which was a decrease from 189 days in August 2020.
Pending sales as of Wednesday, September 15th for Single Family homes were 72 and 17 for Condo/Co-Op sales.
"August 2021 had ninety-seven closings with a median sales price of $2,225,000. Greenwich was the sector in town with the most closings, ending August with forty-two sales. Condo/Co-Op sales had fifteen closings in August 2021 with a median sales price of $720,000. The Dollar Volume for Single Family homes, August 2021 is $264,510,134. There were thirty Single Family Price Reductions for August 2021 with a median price change of $200,000. The Dollar Volume for Condo/Co-Op homes, August 2021 is $11,602,500,” stated John McAtee, 2021 President of the Greenwich Association of REALTORS®.
