March 18, 2021 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of February 2021.
There were 63 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.
The number of single-family residential closings increased compared to February 2020 when there were 30 closings. The median sale price for a single-family home increased to $2,350,000 from the median sales price in February 2020, which was $1,847,500.
The average days on the market (DOM) for residential homes was 168 days; which was a decrease from 298 days in February 2020.
There were 15 condo/co-op residential closings reported during this time period; which was an increase from February 2020 when there were 13 closings.
The median sale price for a condo/co-op decreased to $730,000 from the median sales price in February 2020, which was $775,000.
The average days on the market (DOM) for condo/co-op residential homes was 262; which was an increase from 192 days in February 2020.
Pending sales as of 4:45pm Wednesday, March 17th for Single Family homes were 104 and 25 for Condo/Co-Op.

Greenwich was the sector in town with the most closings, ending February with forty-four sales; a one-hundred forty-four percent increase from February 2020 when there were eighteen closings. The median sale price was $2,672,500; a forty-four percent increase from the median sale price in February 2020, which was $1,847,500. Condo/Co-Op sales had fifteen closings in February 2021; a fifteen percent increase from February 2020 when there were thirteen closings.
