February 18, 2021 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of January 2021.
There were 66 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.
The number of single-family residential closings increased compared to January 2020 when there were 38 closings. The median sale price for a single-family home increased to $2,050,000 from the median sales price in January 2020, which was $1,910,000.
The average days on the market (DOM) for residential homes was 169 days; which was a decrease from 212 days in January 2020.
There were 28 condo/co-op residential closings reported during this time period; which was an increase from January 2020 when there were 13 closings.
The median sale price for a condo/co-op decreased to $697,500 from the median sales price in January 2020, which was $815,000.
The average days on the market (DOM) for condo/co-op residential homes was 148; which was a decrease from 201 days in January 2020.
Pending sales as of 4:45pm Wednesday, February 17th for Single Family homes were 81 and 15 for Condo/Co-Op.
"January 2021 had sixty-six residential closings; a seventy-three percent increase from January 2020 when there were thirty-eight closings. The median sale price was $2,050,000; a seven percent increase from the median sale price in January 2020, which was $1,910,000. Greenwich was the sector in town with the most closings, ending January with thirty-seven sales; a forty-eight percent increase from January 2020 when there were twenty-five closings. The median sale price was $2,475,000; a thirty percent increase from the median sale price in January 2020, which was $1,895,000. Condo/Co-Op sales had twenty-eight closings in January 2021; a one hundred fifteen percent increase from January 2020 when there were thirteen closings.
