September 2020 Greenwich Sales

October 15, 2020 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of September 2020.

There were 118 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.

The number of single-family residential closings increased compared to September 2019 when there were 46 closings. The median sale price for a single-family home increased to $2,150,000 from median sales price in September 2019, which was $1,550,000.

The average days on the market (DOM) for residential homes was 182 days; which was a decrease from 261 days in September 2019.

There were 19 condo/co-op residential closings reported during this time period; which was an increase from September 2019 when there were 12 closings.

The median sale price for a condo/co-op decreased to $595,000 from the median sales price in September 2019, which was $700,000.

The average days on the market (DOM) for condo/co-op residential homes was 227; which was an increase from 131 days in September 2019.

Pending sales as of 4:45pm Wednesday, October 14th for Single Family homes were 99 and 22 for Condo/Co-Op.

"September 2020 had one hundred eight-teen family residential closings; a one hundred fifty-six percent increase from September 2019 when there were forty-six closings. The median sale price was $2,150,000; a thirty-eight percent increase from the median sale price in September 2019, which was $1,550,000. Greenwich was the sector in town with the most closings, ending September with seventy-three sales; a one hundred eighty percent increase from September 2019 when there were twenty-six closings. The median sale price was $2,450,000; a twenty-five percent increase from the median sale price in September 2019, which was $1,948,750. Condo/Co-Op sales had nineteen closings in September 2020; a fifty-eight percent increase from September 2019 when there were twelve closings and a median sale price was $595,000" stated John McAtee, 2020 President of the Greenwich Association of REALTORS®.
